Why do you need to contact my employer?
In order for us to carry out an assessment of your status, there are various factors we need to take into account. Affordability is one of them and therefore obtaining confirmation from your employer of employment stability and remuneration is essential for us to make our decision.
What questions will you be asking my employer?
We will ask them to confirm where you work, your position, length of employment, the type of contract you are currently on, your salary and the permanency of your employment.
Should I tell my referees that you will be contacting them?
Yes. It is always advised that you inform your referees that we will be requesting a reference on you. This can avoid delays caused by them needing to gain your authorisation to release your details.
Why do you need to contact my existing landlord?
We need to contact your existing landlord for a reference in order for us to find out how you have previously been as a tenant and therefore assess your suitability.
My Agent tells me I need a guarantor. Why is this?
Normally we would ask for a guarantor because you have not fully met the criteria required for the property. This could be because your income does not meet the threshold required for the rental amount, or that your credit score does not meet the required standard or that you have informed us that you have adverse credit and we have confirmed so. Also if you are unemployed, a student or have no means of confirming your income we would recommend a guarantor.
Can I obtain a copy of your report that you have produced on me?
No. The report is only for the Agents or landlords use.
Who will see a copy of my report?
Apart from ourselves, the Letting Agent and/or the Landlord.
What will happen to the information once I have been reference and moved into the property?
The information will be stored safely and archived for 6 months. Afterwhich, it will be shredded and disposed of.
Can I use the report to apply for a property with another agent?
No.
If I failed the referencing, who do I need to write to in order to find out why?
